A Star Decorators

For the QS and commercial director

How we work. From enquiry to handover, without you chasing.

A director walks the site. RAMS land 48 hours before mobilisation. A supervisor is on site every morning. AfP arrives on the day it’s due. Snag closed within a working week. This is the commercial loop we run on every framework job. Forward this page to whoever signs off the PSL.

Process

Start to finish. The same loop on every job.

  1. 01

    Enquiry

You send the scope. A director reviews it and replies within one working day.

  2. 02

    Walk-round

The director who will sign the AfP walks the site. Moisture readings, access notes, programme overlay with other trades.

  3. 03

    Quote

Priced scope with prelims as a separate line. Variations priced as we go and agreed in writing before delivery. No bundled rates.

  4. 04

    RAMS

Project-specific RAMS pack with COSHH for every product, issued 48 hours before mobilisation. Signed off before works start. Never retrofitted.

  5. 05

    Delivery

Supervisor on site every morning. Daily clean-down. Per-zone photo handover as each area completes. The snag list is maintained live, not saved for the last day.

  6. 06

    AfP

Application for payment lands on the day it's due. Variations shown line-item. Certificates attached.

  7. 07

    Snag close

Snag list closed within a working week of practical completion, subject to access.

  8. 08

    Handover

O&M documentation with the full product record, and the intumescent certificate where an approved system is applied.

Monday rhythm

What the QS gets every Monday.

  • A short progress email: zones completed, zones in progress, any programme flags.
  • Per-zone photo record of the previous week's work.
  • Updated snag list with status on every open item.
  • Variation pricing for anything new, agreed before the work is done.

No chasing. That is what quietly competent looks like in practice.

Client input

What we need from you.

  • A scope. Drawings, a schedule of areas, or a walk-round. Any of the three works.
  • Programme dates and shift constraints. Tell us when the site trades and when it doesn't.
  • Brand specifications if there is a colour or finish standard across the estate.
  • One named contact on site for RAMS sign-off and daily handover.
  • Reasonable access. MEWP, scaffold or tower. We plan it, you approve it.

If something changes mid-programme, tell us early and we absorb it.

Quick answers

What commercial teams ask before mobilisation.

How quickly can you mobilise after the survey?
Two weeks from acceptance is realistic for a planned commercial scheme. Faster only when operatives are closing a nearby job. The RAMS pack is issued no later than 48 hours before mobilisation.
What happens when another trade runs late and squeezes our window?
The supervisor re-sequences the zone plan and we flag the impact in writing the same day. Programme moves are normal on live sites. We plan for them.
How do you price variations?
Priced as we go and agreed in writing before delivery. Shown line-item on the next AfP. No surprises at final account.
Who signs off the work each day?
The site supervisor walks each completed zone with your nominated contact. Photo record taken. Both parties know what is done and what is next before the shift ends.
What if there is a snag after handover?
Snags found at handover are closed within a working week, subject to access. Anything that emerges inside the defects liability period, we come back and look at. The director who signed the AfP is the one who makes sure it is sorted.
